| Margo McBride’s informal Guidelines to basic home maintenance. A start up summary for home owners. In reviewing this list, if you are not familiar with what to do, or what to look for, you will need to seek further information from specialists, the library &/or original equipment manufacturers. . As a start, at least once a year, accompany a handyman, friend, or relative to at least look at these items. Even small fire, water or structural damage is far more costly and unpleasant than preventing it from happening. 1. Batteries - Replace any in smoke and carbon monoxide detectors. (A carbon monoxide detector is advisable in bedroom closest to any inside gas furnace.) 2. Electrical wiring. Fire Hazard - Check that plugged in wires and extension cords are not pinched up against walls or on the floor, by furniture or any other objects. 3. Refrigerator - Clean metal cooling coils under or behind refrigerator. Check icemaker water supply line and connections for leaks. 4. Kitchen ceiling or stove hood exhaust fans - Clean grease and dust from filter. (Removal of dust from inside bathroom ceiling fans is also recommended). 5. Washing machine - Check supply hoses for tightness and leaks. (Advisable to replace hot water hose every five years.) 6. Under Sinks - Check supply lines and connections for leaks and tightness. 7. Water faucets – Check for leaks and repair. Include flapper and valve inside in toilet tanks. 8. Furnace and Air conditioner. Clean or replace all filters as often as recommended by manufacturer. (Same for lubrication of bearings) 9. Exterior water lines - Check or add insulation, to protect from freezing. 10. Garage doors - Lubricate the hinge points according to manufacture’s specs. Have any unusual noises or looseness inspected by a professional installer. 11. Exterior doors - Check weather striping for leaks and wear. 12. Along foundation - Slope dirt so that water will not pond up against building at any time. Same sloping is advisable for yard fencing. 13. Trim landscaping back so that winds will not cause branches to scuff against roof, wood trim or exterior walls. 14. Roof gutters – Clean out leaves and debris in fall. 15. Termites - Check carefully all perimeter edges of foundation at ground level for “termite tube tunnels”. Include inside garage as stored items may hide termite tunnels coming up from cracks at the foundation along the walls.). “Sawdust” appearing on window ledges can also indicate an insect infestation of the wood Licensed profession termite exterminators can provide specialized advice and preventive treatments. 16. After wind storms inspect roof for visible damage. 17. Emergency preparedness: A. Have a wrench and know how to shut off the main gas valve to the residence. B. Know the location of (and how to) shut off the main water supply and electrical main breaker switch to the home. C. Have a working flashlight and fire extinguisher in a readily accessible location within the home.
