FAQ (Frequently Asked Questions)

What should I do to be prepared to buy a property?
Most people do not have the money to purchase a property for cash, so they need to borrow funds. If you will need to borrow funds from a financial institution or a If will need financing a loan broker, should be your first step. You need to know how much money you can borrow ("buy money") in order to buy real estate. We suggest checking with more than one lender to compare rates and offerings. A sellers in todays market wants to accept a buyers who can show that they are qualified to obtain the funds needed to complete the purchase.

Why are pending sales shown? Can we be put on a waiting list?
A property is not finally sold until escrow closes. A failed escrow may result in a property coming back onto the market as an active sale. If requested we will add your name onto a list of potentially interested buyers. until an escrow closes. The persons on this list will be contacted first, in order to allow for a quicker resale if the original buyer transaction is not completed.

When a contract agreement is reached and signed by both sellers and buyers it is considered to be a "pending sale". Some real estate agents then say it is sold, since if the sale proceeds to closure no other buyer would be involved.

However taking the names. email address &/or phone number of any other interested purchasers may prove wise for both seller and potential buyers.
We rarely use formal written "back up offers", since the passing of time can create changes in buyer's plans.

When can I see the property?
Call the listing agent to arrange to see the property unless you already have an agent that you are committed to work with to find real estate, (In this latter instance your agent should check on the status of the property with the listing agent to check availibility and see if there are offers already under consideration.)
